Lodging your Regulatory documents and applications electronically.

Currently council has two methods of lodging documents and applications electronically.

1.       Attaching to an email and sent to development@southernmidlands.tas.gov.au.  However it is advised that due to size limitations of email systems your attachments may be too large and you may receive a message saying your email cannot be delivered.

2.       In these instance you can lodge your documents via our file upload portal by  Clicking Here.  You will need to enter your Full Name, Email address and an optional message and attach your documents and then select submit.  It is requested that you also add a contact number to the message section in case we need to contact you about your upload.  If you are submitting Development/Building Applications, please read below information first.

TASMANIAN PLANNING SCHEME - SOUTHERN MIDLANDS COUNCIL
The Tasmanian Planning Scheme is a single set of planning rules that will apply consistently across Tasmania through the State Planning Provisions (SPPs).  The SPPs are applied in each Council through the Local Provisions Schedule (LPS), comprising of zoning maps, overlays and locally unique planning rules.

The Tasmanian Planning Scheme – Southern Midlands (the combination of the Local Provisions Schedule and the State Planning Provisions formally came into effect for Southern Midlands Local Government area on 15 June 2022 and replaced the former Southern Midlands Interim Planning Scheme 2015.

PlanBuild Tasmania

PlanBuild is an online platform developed by the State Government to centralise information about development in Tasmania. It is an alternative way to access planning information for a specific property.

PlanBuild can be used to generate a property report providing relevant zoning, codes, maps and other information that affect the selected property. Simply click the link below and type in your property address to search.

CROWN LAND

Where proposed developments require the use of Crown land, proponents are required, under Section 52(1B) of the Land Use Planning and Approvals Act 1993, to include with the planning permit to Council the consent of the Minister responsible for the administration of the Crown land.

If your proposed development requires the use of Crown Land, you will need to obtain consent in accordance with the Act from the appropriate State Government department.

Councils Building Surveying Services
New - Council Building Surveying Service (Class 7b & 10a only)

Council provides Building Surveying services for Class 10a structures (garages / sheds / carports or like) and Class 7b structures (farm buildings), or you can engage a Private Building Surveyor.
For all other building work you will be required to engage a Private Building Surveyor.

Building Act 2016

The Building Act 2016 consists of 4 Categories which are:

  • Category 1 - Low Risk Building Work,
  • Category 2 - Low Risk Building Work,
  • Category 3 - Notifiable Work by a Building Surveyor,
  • Category 4 - Work that requires a Permit. 

Please contact your designer or building surveyor for clarification which category your building works falls within.

How can I submit my application?

An application and detailed documents can be submitted by:

  • In person to Council Offices, 71 High Street Oatlands Tas 7120 or 85 Main Street, Kempton Tas 7030;
  • Email the application IN ITS  ENTIRETY IN A SINGLE PDF  FILE (you may need to reduce your file size)  to mail@southernmidlands.tas.gov.au
  • Lodge your documents via our File Upload Portal.  You will need to enter your Full Name, Email address and an optional message and attach your documents and then select submit. It is requested that you also add a contact number to the message section in case we need to contact you about your upload.
